A multi-family housing project has been proposed for the Southport area.

The project, called the Vinings at Southport Apartments, will be located at the corner of Dosher Cut-Off SE and N.C. 87.

Here’s what we know.

How large will it be?

The complex is proposed for a site that is just over 32 acres. Current site plans show it will consist of 12 three-story apartment buildings and five garage buildings. Proposed amenities include a clubhouse, a pool, and a pet park.

Apartments will vary in size with 1-, 2-, and 3-bedroom units available. Some units will have sunrooms.

How many housing units will it include?

Currently, the project proposes 288 units that will be built in two phases. Phase one will consist of eight apartment buildings and 192 units, and phase two will consist of four buildings and 96 units.

Will it include commercial?

The site plan is located on two parcels of land, and Brunswick County tax records show both are zoned for low-density commercial use. According to documents on the Brunswick County Planning Department’s website, the plans will include commercial areas, but no details have been provided on the businesses yet.

The commercial areas will be included in phase two of the project, and that will require a separate commercial review and approval process.

What is the project’s status?

In an email, Nicole Morgan, project planner for Brunswick County, said the initial technical review committee meeting was held on November 10, 2021. Revisions to the site plan were submitted on October 5, 2022. County staff have commented on the proposed plan and are waiting submission of the revised plan set and development application.

Morgan said she recently reached out to the developers, and they are still working on the site plan. They are also conducting a traffic impact analysis, and the county's transportation planner is still reviewing the plans.

After the necessary revisions are made and the development application is submitted, the project may move forward. Morgan explained because the property is already zoned for low-density commercial use, it can be approved by county staff and does not require planning board approval.

Who owns the property?

Brunswick County tax records show the two parcels are currently owned by SDS Wilmington LLC, which lists M. Scott Diggs as its registered agent, and its principal office location is on Stokley Road in Wilmington.
