Southwest Florida has seen some mind-blowing home sales this year.

From Marco Island to Captiva Island — and in-between — homes, condos and lots have fetched a pretty penny, especially if they're near the water.

It's a reflection of the hot housing market, driven by myriad factors, including a COVID-driven exodus from the north.

With the demand for homes still outpacing the supply, prices remain elevated. In April, the median home price in the Naples area hit $599,000 — up 36% from a year ago.

The median is the price at which half the homes sell for more and half for less.

In this kind of frenzied market, it's still common to see multiple bids and cash offers from buyers.

Luxury homes remain a hot commodity.

That's evidenced by some record-breaking sales of late. Here's a look at a handful that we've reported about this year:

Buyers scoop up last available beachfront lot on Marco Island

Buyers bought the last available beachfront lot on Marco Island for $6 million.

The lot sits in Marco's exclusive, gated Hideaway Beach community — the only place that offers a beachfront home on the island.

The sale left not one beachfront lot on the market in the island's Flex MLS, or multiple listing service.

3-story waterfront Isles of Capri estate fetches $5.6 million

A three-story waterfront estate fetched $5.6 million on the lesser-known Isles of Capri.

Located at 8 West Pelican St., the home, built in 2012, sits on a quarter-acre of land, with panoramic views of the Marco River and sunsets over the Gulf of Mexico.

Park Shore nets two big sales

In two days, two waterfront penthouses sold in Park Shore.

One of them — at the Regent — brought $16.7 million.

The other — at Le Parc — sold for $14.6 million.

Prime Marco Island lot brings $10.7 million

A rare piece of residential land, with waterfront views, on Marco Island brought $10.749 million.

The cobbled-together plot spans 4.32 acres.

Technically, the deal involved two parcels, with the given address of 1771 Osceola Court.

Marco mansion sells for nearly $12 million

A contemporary mansion in Hideaway on Marco Island fetched $11.875 million.

The three-story, custom estate — at 202 S. Beach Drive — spans 9,505 square feet, under air. It has five bedrooms and eight bathrooms, including three half-baths, or powder rooms.

In Lee, Captiva sees condo sell for $4.25 million

A condo on Captiva Island went for $4.25 million.

Located within South Seas Island Resort, the 1,620 square foot home has three bedrooms and three bathrooms.

With an address of 20 Beach Homes, the condo underwent a major redesign and renovation before its recent sale.

Some big sales but no new record in Naples

While the exclusive waterfront community of Port Royal has seen some big sales of its own this year, none of them have set any records.

Last year, buyers paid a record $52 million for 2700 Gordon Drive in Port Royal. That's still the price to beat in the neighborhood — and Collier County.

In April, a Port Royal estate with five bedrooms and seven bathrooms, spanning 7,000 square feet, sold for $36 million. So far, it ranks as the highest-priced sale in the county this year.

The house sits at 4444 Gordon Drive.

Buyers, Chuck and Lisa Surack, from Fort Wayne, Indiana, are no strangers to Naples. They've owned a vacation home in the city for years.

Chuck Surack is a successful entrepreneur, as well as a pilot, musician and philanthropist.

The Suracks' Sweet Family of Cos. includes an online musical instrument retailer, a charter helicopter business, a flight school and an independent car dealership.

In an email, Chuck said he and his wife aren't relocating to Naples, despite their larger investment in a home here.

"We love the Naples community and frankly, the ability to get away and to enjoy your great weather and community (maybe while also being a little bit incognito)," he said.

Realtor.com shows several homes priced at near $30 million in the Naples area, with a few under contract.

Currently, one of the most expensive listings is in Park Shore. The estate, with four bedrooms and four-and-a-half bathrooms, is going for $35 million.

Located at 4100 Gulf Shore Blvd. N., the house spans 10,000 square feet, sitting on a more than one-acre lot, overlooking Venetian Bay.

Built in 2018, the property hit the market in early April.
