Spartanburg County planners approve almost 200 housing units and new RV project park

The Spartanburg County Planning Commission has given preliminary approval to two housing developments with almost 200 units planned and a new RV project.

Earlier this month, the commission gave primary approval to plans for 139 units at Parkstone Place in Roebuck, 54 units in New Cut Apartments, and 64 new recreational vehicle sites in Pacolet.

As of this month, the average rent for a one-bedroom apartment in Spartanburg is $1,150. This is a 21% increase compared to the previous year, according to the latest Zumper rental market study. The report also indicated a unit with four beds which rents for $1,875 a month.

The increase in rental prices can be attributed to an increase in demand. From 2020 to 2021, 6,500 people moved into Spartanburg. From 2019 to 2020, 9,110 people moved into Spartanburg, according to data collected by OneSpartanburg, Inc.

"The importance of adequate housing cannot be understated in any county, let alone a county that is experiencing the phenomenal growth that Spartanburg County is enjoying," said Spartanburg County Councilman David Britt. "It is important to note that keeping up with demand for housing helps to keep pricing in balance and affordable housing for all residents who live here."

Parkstone Place, Roebuck

Parkstone Place townhome development, 3645 S. Church St. Ext., is planned by Suit Development and Consulting of Greenville.

Located on a 24.5-acre site, the developer plans 23 new buildings with 139 units. The total livable square footage will be 240,984 square feet, with an average livable square footage of 1,734 square feet per unit.

A 15-foot buffer against all single-family residential properties is planned.

Spartan RV park, Pacolet

TLM Development plans to establish a new RV park at Highway 176 Bypass in Pacolet.

The 26.3-acre site will include 64 new recreational vehicle sites and a half-mile of new gravel drives to be privately maintained.

An on-site septic system is planned. Conditional approval requires a septic system permit from the S.C. Department of Health and Environmental Control.

New Cut Road Apartments, Spartanburg

IGPC Properties LLC is planning a multi-family apartment development on 3.8 acres on New Cut Road in Spartanburg.

There will be eight new buildings with a total of 54 units. The total livable square footage will be 73,580 square feet.

There will be about two-tenths of a mile of new internal drives, to be privately maintained.
