Spartanburg economic update: 7 projects, $142M investment, 72 jobs announced, more

Spartanburg County is on pace for another big year with economic announcements and new housing developments.

Seven new economic projects totaling $142 million and 72 new jobs have been announced in the past two months.

So far this year, new and existing companies have announced roughly $250 million in investments and 150 new jobs, according to County Councilman David Britt, who chairs the county's economic development committee.

While impressive, it is behind the pace set during a record year last year, when 36 projects with $3.2 billion in investment and 1,742 jobs were announced, according to OneSpartanburg, Inc.

In addition to the economic projects, several housing development projects have also come through the county Planning Department in the past two months:

Cooley Meadows in Wellford

Rowanlydia Properties plans to build a 58-site RV park called Cooley Meadows at a 10.1-acre site at 1196 Inman Road, Wellford.

The park will contain a half-mile of new gravel drives that will be privately maintained. An on-site septic system will handle wastewater disposal.

Spartanburg County Planning Commission approval is contingent on the developer receiving a state permit for an approved septic system.

Westbriar Woods Phase 2 in Spartanburg

Stanley Martin Homes plans to build a 169-unit townhome development with 51 buildings called Westbriar Woods Phase II on a 31.9-acre site on New Cut Road in Spartanburg.

The average size per unit is 867 square feet. The development will have 0.69 miles of new internal roads publicly maintained.

Highway 9 Commercial in Boiling Springs

Seamon Whiteside engineering landscape and architectural firm in Greenville plans to develop three commercial structures on Highway 9 near Bible Church Road in Boiling Springs. The project is on behalf of R Ventures LLC.

Structures on two of the three parcels will be restaurants and possibly retail, while a building on the other parcel to the rear of the site will be a mini-warehouse facility.

The property will have a single private drive from Highway 9.

Hadden Heights Preserve in Spartanburg

Property Developers LLC will build a 38-unit townhome development with six buildings called Hadden Heights Preserve on a 3.8-acre site along Hadden Heights Road in Spartanburg.

The average size per unit is 1,198 square feet. There will be 0.14 miles of new internal roads to be privately maintained.

Lakestone in Woodruff

Broadstreet Inc., a Greenville-based private equity firm, is preparing 401 lots for construction in a planned residential development called Lakestone on Highway 101 and McElrath Road in Woodruff.

Construction is already underway on some lots. The development will include a mix of townhomes and single-family homes ranging in price from $277,990 to $332,990.

Amenities include a pool with cabanas and pickleball courts.

Baxter Village in Boiling Springs

Contender Development of Greenville and home builder DR Horton announced that development has begun at Baxter Village, a new single-family, residential subdivision off Highway 9 and Sloane Garden Road in Boiling Springs.

The 167-acre subdivision will consist of 550 residential lots with patio homes and townhomes. Amenities include a covered pavilion with a pool and an outdoor fireplace. Home sales will begin later this year.

Economic projects move forward in Spartanburg County

Tax breaks from Spartanburg County Council are being requested from companies for the following projects:

➤ Project Polish/Advanced Compound Materials Inc., a $24 million investment with 40 new full-time jobs at an undisclosed location.

➤ Project Trip North - Lot 5/TRIP Building 2 USICVI, LLC, a $21.2 million investment at 3220 Moore Duncan Highway, Moore.

➤ Spartanburg 100, LLC, a North Carolina company, plans a $19 million investment at 380 John Dodd Road, Spartanburg.

➤ Project Green Spa/JSD Flatwood PV-1, LLC, is planning a $3 million investment on Bryant Road in Spartanburg.

➤ Project GT/Pan Technology Inc. and NAP Holdings SC, LLC are planning a $7.2 million investment with 72 new full-time jobs at 109 Belton Drive in Spartanburg.

➤ Project Victor is planning a $20 million investment at a manufacturing/distribution facility at an undisclosed location.

➤ Project Bottle Works South LLC is planning a $12 million investment at the former Pepsi plant at 729 S. Church St. in Spartanburg.

Spartanburg City Council recently approved a development agreement between the city and Bottle Works, LLC, formed by Greenville-based developer M Peters Group.

The proposed project would raze the site and build a 90,000-square-foot manufacturing facility to lease to an automotive supplier currently operating in the county that manufactures interiors for cars, including BMWs. The facility would create about 100 jobs.

SmileMakers renews lease

Long-time Spartanburg-based distributor SmileMakers has renewed its lease for industrial distribution space at Fairforest Industrial Park in Spartanburg.

The local Colliers industrial team of Brockton Hall, Dillon Swayngim, Garrett Scott and John Montgomery partnered with Ed Fleming of the Colliers Omaha office to negotiate the lease for SmileMakers.

The company has operated out of the facility since 2009. SmileMakers is a Berkshire Hathaway consumer products manufacturing and distribution company specializing in dental, medical and ophthalmological patient promotional products.

Hammer IMS establishes local operations

Hammer-IMS, a supplier of contactless measurement systems used in production lines, has set up operations in Spartanburg County at the Spark Center SC’s soft-landing space in Duncan.

Mid85 industrial park breaks ground

Frampton Construction Company of Charleston LLC has broken ground on the first phase of the 2 million-square-foot Mid85 industrial park in Spartanburg County.

The first phase consists of two speculative warehouse facilities totaling 1,195,342 square feet. Greystar Real Estate Partners LLC. is developing the park

McMillan Pazdan Smith designed the Mid85 industrial park. Located just off Interstate-85, Mid85 features local connections to Inland Port Greer, Greenville-Spartanburg International Airport, and the I-85/I-26 interchange.
