Staunton-area home prices fall 10.2% in April, with houses for sale in high demand

A typical Staunton city home listed for $259,900 in April, down 10.2% from a month earlier, an analysis of data from Realtor.com shows.

The median list home price in April was up about 10.6% from April 2021. Staunton city's median home was 1,706 square feet for a listed price of $166 per square foot.

The Staunton city market was busy, with a median 32 days on market. A month earlier, homes had a median 44 days on market. The market added 144 new home listings in April, compared with the 124 added in April 2021. The market ended the month with some 88 listings of homes for sale.

Augusta County's home prices fell 1.7%, to a median $350,000, from a month earlier. The typical house was on the market for 48 days, from 63 days a month earlier. The typical 2,032-square-foot house had a list price of $172 per square foot.

Waynesboro city's home prices fell 3.3%, to a median $319,000, from a month earlier. The typical house was on the market for 34 days, from 32 days a month earlier. The typical 1,873-square-foot house had a list price of $167 per square foot.

Rockbridge County's home prices fell 4.3%, to a median $335,000, from a month earlier. The typical house was on the market for 63 days, from 53 days a month earlier. The typical 2,200-square-foot house had a list price of $150 per square foot.

Across metro Staunton, median home prices fell to $312,500, down 4.1% from a month earlier. The median home had 1,790 square feet, at a list price of $168 per square foot.

Across all of Virginia, median home prices were $409,950, rising 4.5% from a month earlier. The median Virginia home for sale had 1,965 square feet at list price of $203 per square foot.

Across the United States, median home prices were $425,000, up 5% from a month earlier. The median American home for sale had 1,821 square feet, listed at $220 per square foot.

The median home list price — the midway point of all the houses or units listed over a period of time — is used more often in this report instead of the average home list price because experts say the median offers a more accurate view of what's happening in a market. In finding the average price, all prices of homes listed are added and then divided by the number of homes sold. This measure can be skewed by one low or high price.
