Strafford County home prices cool off record-setting pace: Here are the numbers

DOVER — After median home prices broke records locally in June, keeping up a long-term trend, the month of July showed prices across Strafford County have seen a slight decline, as they did in homes along the Seacoast.

The average median price of single-family homes sold in Strafford County was $420,000 in July, down from the record high of $435,000 the market hit in June, according to data from the New Hampshire Association of Realtors.

The July number is a big increase from the $370,000 reported in July 2021, but it shifts the market back to where it was in the spring, when the $420,000 record was set in April.

Home prices dip slightly across New Hampshire in July

The state median price fell to $450,000 in July, down from the $460,000 reported in June.

Data from the New Hampshire Association of Realtors shows the consistent rise in single-family home prices over the course of the year, which is now in decline. The most recent July report shows that trend isn’t just occurring within the local housing market, it’s happening statewide.

Single-family units across the county are sitting on the market for an average of 10 days. In July, 117 single-family homes sold with 125 on the market pending a sale at the end of the month. Single-family home sales were down by 8.1% compared to July 2021.

Condo sales in Strafford County continue to lag behind single-family home sales, but remain steady. There were 21 units sold in June with 25 pending sales at the end of the month.

The average selling price for condos was $315,000, up from the $255,000 reported in June. Units spent an average of 15 days on the market, which is up from the 5 days reported in May. There were 20 closed condo sales in the county, with 21 pending at the end of the month.
