There's already one Chipotle restaurant in Marlborough. Developer proposes another

MARLBOROUGH — Plans for a second Chipotle restaurant in the city have been referred to the City Council's Urban Affairs Committee, with a public hearing scheduled for early next month.

Developers are seeking to construct the Mexican-style chain restaurant as part of a standalone building in the Target parking lot at 661 Boston Post Road East (Route 20). Chipotle would share the plaza with a recently opened Starbucks.

The proposal comes a year after the City Council approved permitting for the building, with space originally for the Starbucks, a bank and an additional retail location. But the applicant, Aubuchon Realty Company Inc. of Concord, has submitted a revised application to the council that eliminated the proposed bank and additional retail space, and instead making room for Chipotle.

“Overall, these changes would reduce the total building area at the plaza," the application for the revision states. "Other aspects of the project will remain the same. The plaza will have 66 parking spaces and site access will be from the Target driveway using two existing curb cuts and a new curb cut near the drive-through lanes. Landscaping and pedestrian/bicycle upgrades will be the same, and consistent with the requirements of the Wayside Zoning District. Pre-existing uses at the site will remain unchanged.”

There is an existing Chipotle restaurant on the other side of Marlborough, at 237 Boston Post Road West. Plans for the new location include a drive-thru, something the west side Chipotle does not have.

During Monday's City Council meeting, the application was referred to the Urban Affairs Committee, with a public hearing scheduled for Oct. 6. The committee will then make a recommendation to the City Council on whether to approve the changes to the application that would permit the Chipotle to be built.

Headquartered in Newport Beach, California, Chipotle Mexican Grill Inc. operates about 3,000 fast casual restaurants in the United States, Canada, the United Kingdom, France and Germany that serve tacos, burritos and various Mexican bowls. Founded in 1993, it employs about 100,000 people and posted 2021 revenues of more than $7.5 billion.

In Massachusetts alone, Chipotle operates more than 70 restaurants. Besides the existing Marlborough location, it can be found locally in Framingham, Natick, Milford and Westborough.

Shares of Chipotle closed Tuesday at $1,710.09, down $37.94, in New York Stock Exchange trading.
