Thornwood's next phase to bring apartments, retail to Germantown

Thornwood received the OK to add dozens more apartments to the Germantown project.

The Germantown Board of Mayor and Aldermen Monday unanimously approved a development contract for Thornwood's seventh phase, which includes 54 apartment units and 1,853 square feet of retail space on about an acre lot.

Alderman Scott Sanders said this is not a vote for apartments because the units were approved previously in 2021.

"It's our chance to ensure that we protect our residents," Sanders said during the meeting. "I voted no against phase seven at the time but the board, the majority of the board, agreed to the change of the plan, and now I move forward to ensure that the residents are protected with this development contract."

Alderman Brian Ueleke said the development's addition of about $80,000 of property tax is a positive for the city.

Ueleke also said the Germantown Municipal School District should not see "any undue stress."

Phase seven, on the northwest corner of Neshoba Road and Exeter Road, includes 54 units inside The Registry, a 126,000-square-foot, five-story building, with 30 surface parking spaces and an underground parking garage featuring 108 spaces.

The apartment building construction will cost about $18 million and will include 18 one-bedroom units, 33 two-bedroom units, two three-bedroom units and one four-bedroom unit.

Thornwood is allowed 456 multifamily units and it currently has 276 units — 251 units from The Residences and 25 in Market Row. Phase eight will potentially add 54 more apartments as well, but the city has not reviewed those plans yet.

The development currently has a Hampton Inn & Suites by Hilton as well as some restaurants and retail shops including Bella Vita, Buff City Soap, Moondance, Zen Japanese Cuisine and JoJo's Espresso.
