New three-story medical building proposed in Edison near JFK hospital

EDISON – Another medical office building may be coming to James Street, in the area of Hackensack Meridian Health JFK University Medical Center.

Dr. Mohammad A. Zubair is seeking preliminary and final site plan approval from the township Zoning Board of Adjustment to demolish the existing building at 106 James St. and build a three-story medical office building, according to public documents.

The application is scheduled to be heard at the Board's Feb. 27 meeting.

The proposed building is 7,500 square feet, and other improvements planned include parking, lighting, landscaping and utilities, the documents say.

Middlesex Pulmonary Associates is currently listed at the 106 James St. address. However, Zubair is listed as a pulmonologist based in Woodbridge.

Variances are being sought for the proposed building to exceed the allowed floor area ratio, the maximum building height where two stories at 30 feet is permitted and three stories at 32.83 feet is proposed, front yard setback where 35 feet is required and 32.30 feet is proposed, and parking where 45 spaces are required and 20 are proposed.

The applicant also is requesting a use variance to permit overnight sleep studies in a portion of the building.

There are currently several other medical office buildings near the hospital on the section of James Street between Route 27 and Grove Avenue.
