Three warehouse projects, totaling more than 3 million square feet, proposed for Old Bridge

OLD BRIDGE - Three applications to construct more than 3 million square feet of warehouses, three times the size of the Pentagon, along Route 9 will be heard by the township planning board this month.

Four warehouses totaling 1.56 million square feet have been proposed for construction on the Glenwood Country Club site.

In addition, a 947,060-square-foot warehouse building has been proposed for Jake Brown Road and Route 9.

The third project proposes a warehouse with a total area of approximately 497,694 square feet at Route 9, Cottrell Road (County Route 687), and Jake Brown Road.

The warehouse proposals are part of an overall redevelopment plan for the area.

Earlier this year, the planning board and township council approved a redevelopment study for properties in the area of Route 9, Jake Brown Road and Route 9, Township Planner Veena Sawant said at the Nov. 30 Planning Board meeting.

"These three projects are actually related to the redevelopment plan." she said.

In the first application, Segme Old Bridge GC. of Edison, is seeking approval to build four warehouses totaling 1.56 million square feet on 195.21 acres along Fairway Lane, White Oak Lane Extension and Route 9. The majority of site contains Glenwood Country Club and other structures, which would be demolished.

As part of the project, Jake Brown Road and White Oak Lane would be extended.

A total of 230 loading docks are proposed for the warehouses, as well as a total of 10 drive-in doors with ramps and 430 trailer parking spaces.

The planning board is scheduled to hold a special public hearing on the proposal at 7:30 p.m. Dec. 8.

The second application, Old Bridge RT 9 BOE Property with the same Edison address, is asking for approval to build a 947,060-square-foot warehouse on 88 acres at Jake Brown Road and Route 9.

The property is primarily wooded except for one area that is currently improved with structures and a parking lot, which will be demolished and redeveloped.

A special public hearing before the Board is scheduled to be held 7:30 p.m. Dec. 13.

The third application, made by 2020 Real Estate, also of the Edison address, proposes a 497,694-square-foot warehouse on 114 acres of vacant and wooded property at Route 9, Cottrell Road (County Route 687), and Jake Brown Road.

That proposal is scheduled to be heard by the planning board at 7:30 p.m. Dec. 15.

In addition to the warehouse proposals, the planning board is also hearing Regency Centers' proposal for a hopping center, including a ShopRite, on southbound Route 9 between Schulmeister and Jake Brown roads.

That plan also calls for a dozen buildings, including a supermarket, a medical office, a convenience store with a gas station, five buildings with drive-thrus and four retail buildings with multiple tenants.

The hearing on that proposal began Nov. 30 and is expected to continue on Dec. 7.
