The Timbers: New duplexes, home coming to Sanford Road in Wells

WELLS, Maine — Four new duplexes, a standalone rental, and a single-family home are now slated to be built on currently vacant land off Sanford Road.

The Wells Planning Board unanimously approved the project, called The Timbers, during its meeting on Monday, March 6.

Patrick Johnson, of JPS Professional Services, of Kennebunk, had submitted the project’s final subdivision application to the board on behalf of his client, RT Property Holdings, LLC, of Wells.

The project began making its way through the town’s planning process in January 2022, according to town records. At the final public hearing for the project back in November, no one spoke for or against the project.

During a recent phone interview, Johnson said his client does not yet have a date for breaking ground on the project.

“We hope to break ground later in the spring,” Johnson said.

The property is located off 1663 Sanford Road, on land between Bragdon and Meetinghouse roads, according to Johnson.

The new units will be constructed on two lots on 10.62 acres of currently vacant land.

One of the lots will have a single family home that will be built on a 42,028-square-foot parcel and will be sold on the market.

The other lot will have four duplexes and a standalone unit, all of which will be constructed on a 420,448-square-foot parcel.

The standalone and the duplex units will be rentals, Johnson said.

“We recognize the need for rental properties in the area, and that’s why we chose to go that route,” he added.

Johnson said the design and style of the dwellings have not been determined yet. He said, however, that the rental units and the house to be sold all should be complete by the early fall.

The dwellings will be served by on-site septic systems and drilled wells.
