Top 5 most expensive homes sold on Rochester's east side last year
Despite volatile interest rates, demand continued to remain strong in the greater Rochester housing market during 2022.
“The Rochester real estate market cooled somewhat in 2022 as indicated by the decline in closed sales.” said Mike O’Connor, president of the Greater Rochester Association of Realtors. “The frantic pace of the last couple of years is slowing, but there are still many active buyers who are continually on the lookout for new listings.”
In the city of Rochester, the relatively low volume of homes on the market continued to drive prices upward. Sales closed on 1,656 homes in the city last year, an increase of 1.5% compared to 2021, according to GRAR data. The median sales price rose 3.8% in 2022 to $135,000, and has risen 58.3% since 2018 when the median sales price was $85,278.
“We expect the housing market to remain active in 2023 despite higher mortgage rates,” said O’Connor.“The historically low number of homes for sale is still the biggest challenge, but continued growth in themedian sales price will entice some sellers to put their home on the market. If buyers remain patient, thereshould be opportunities for them in 2023.”

Here are the five largest single-family home transactions on the east side of the city of Rochester between Jan. 1, 2022, and Dec. 31, 2022:
1316 East Avenue: Sold for $1,275,000 on July 28.
1170 East Avenue: Sold for $775,000 on March 24.
450 Cobbs Hill Drive: Sold for $610,000 on August 24.
42 Westminster Road: Sold for $575,000 on August 10.
344 Barrington Street: Sold for $555,001 on February 24.

Commercial building sales on Rochester's east side
Here are the five largest commercial real estate transactions on Rochester's east side in 2022, based on the latest available data:
1245-1261 Portland Avenue: Classified as a professional building, the property sold for $6,450,000 on September 15. The building is known as the Northern Heights Medical Office Building.
72-82 St. Paul: Classified as a downtown row-type building, the property sold for $5,000,000 on April 12. Known as the Warner Lofts, the building has a mix of apartments and street-level retail outlets.
155-173 St. Paul Street: Classified as a downtown row-type building), the property sold for $4,700,000 on March 18. The building has apartments above street-level retail locations, including Fifth Frame Brewing and the Easy Tiger Electric tattoo studio.
108-160 Mt. Hope Avenue: Classified as an office building, the property sold for $3,400,000 on December 8. Formerly owned by the DePaul non-profit agency, the property is now home to Helio Health.
50-54 Prince Street: Classified as a health facility, the property sold for $2,600,000 on April 20. The former home of the Greater Rochester chapter of the American Red Cross now appears to be vacant.
