New townhome communities popping up in south, north Nashville

Home buyers are rushing to Nashville’s suburbs, but some of the hottest new developments are in the heart of the city.

On the south side, Red Seal Homes is developing Fusion in Wedgewood-Houston. The development will have 28 semi-custom townhomes and nine affordably priced workforce homes. The first townhome owners are expected to move in by January.

On a hilltop across Nolensville Pike from the Fairgrounds, Red Seal is launching its newest townhome community, CityView South. Located in the Woodycrest neighborhood, CityView South will have 24 four-bedroom townhomes with prices expected to start in the upper $700,000s. They will have two floor plans with 2,250 and 3,150 square feet.

On the north side of the city, Red Seal is developing Proximity, a 60-townhome development at the corner of West Trinity Lane and Old Matthews Road.

One of the country's largest builders, Meritage Homes, is developing the new Skyridge neighborhood on the north side off Dickerson Pike not far from TriStar Skyline Medical Center. Skyridge will have 221 single-family homes and 112 townhomes.

Many home buyers are drawn by the excitement and convenience of living in the city, said Brian Hoffman, a third-generation owner of Seal Homes.

Fusion’s location in Wedgewood-Houston (WeHo) is an example. The neighborhood is just south of downtown.

“At Fusion, as the crow flies we’re a mile and a quarter from Bridgestone Arena, five blocks from the Gulch. And then there’s the neighborhood itself,” he says.

WeHo is known for its artists, musicians, restaurants, distilleries, breweries, galleries, studios and workshops.

New home construction on the north side of the city has encouraged a group of investors to launch US-41, a multi-purpose location for local retail, restaurant and amenity spaces. Located along U.S Highway 41, also known as Dickerson Pike, US-41 will include another site for East Nashville’s restaurant concept, The Wash, offering modular micro-kitchens that provide restaurant entrepreneurs a place to start their business.

“We’re trying to champion the small-business community” by providing affordable commercial spaces, said Tyler Cauble, who along with Keith Leman is leading the development of US-41 at 2801, 2803 and 2809 Dickerson Pike.

“That came out of the pandemic. I kept getting calls from restaurateurs who had to shut down. They wanted small spaces where people could pick up or order delivery,” said Cauble.

US-41 will feature a dog park, a playground and an event lawn. A brewery and a diner are part of the plan. There will be about 100 parking spaces.

Cauble envisions US-41 becoming a community gathering spot.

“The growth of East Nashville certainly hasn’t been lost on Dickerson Pike, which has seen a large amount of development in its residential neighborhoods in the last few years," said Cauble, founder of Hamilton Development.

“US-41 will bring local restaurant concepts and bars along with a great green space for people to relax. There's nothing like this in the neighborhood, and I hope that it will be the new neighborhood hub for social gathering,” he said.

Not far from US-41, Cauble is developing Salt Ranch, a boutique hotel at the former site of the Congress Inn.

On the south side of the city, CityView South is located on Carson Street on a vacant hilltop with skyline views of downtown Nashville. Buyers will be able to personalize their interiors. The townhomes will include two-car garages, rooftop decks and bonus rooms.

“From the exciting events at The Fairgrounds to the delicious bakeries and restaurants nearby on Nolensville Pike, CityView South is in a neighborhood that is rapidly growing,” said Todd Fishbein, a third-generation owner at Red Seal Homes.

Hoffman believes home buyers will be attracted to CityView South's location near the Fairgrounds, WeHo and downtown.

“We sent up a drone and saw what was around us. Very exciting,” he said.
