Townhome in Palm Beach sells for $14 million, and it's not even on the water

One of Midtown Palm Beach’s handsome Mediterranean-style townhouses has sold privately for a handsome price of $14 million, according to the deed recorded Tuesday.

The seller of 401 Brazilian Ave. was Darcy M. Gould, who in March bought a beachfront condominium on the opposite side of the island.

The buyer was Marlene Perlmutter, who acted as trustee of a trust in her name.

Part of a duplex on a non-waterfront lot, the four-bedroom townhouse has 5,839 square feet of living space, inside and out.

Gould is the widow of George Dana Gould, a Wall Street financier who died in April 2022 at 94. His career included service as undersecretary of the Treasury during President Ronald Reagan's administration.

The Goulds paid $5.16 million for the townhouse in 2008, property records show.

The townhome occupies the eastern half of the three-story development in the lake block of Brazilian Avenue at the corner of Cocoanut Row. The two townhouses stand on a parcel measuring a little more than a third of an acre, of which about a fifth of an acre changed hands in the sale.

“Stunning in size and proportions, this sophisticated townhouse feels like a house,” said a previous sales listing placed by agents Liza Pulitzer and Whitney McGurk of Brown Harris Stevens.

McGurk confirmed that he and Pulitzer handled the seller’s side of the just-closed deal. Agent Jim McCann of Premier Estate Properties represented the buyer. McGurk and McCann declined to comment about the sale, and their clients couldn’t be reached.

The townhouse’s layout includes an expansive living room with a fireplace; a library; and a formal dining room with French doors that open to a garden, according to the previous sales listing. The kitchen and family room overlook the outdoor terrace and the private heated pool.

The third floor has a so-called “bonus” room that has been used as an office. The townhouse also has a two-car garage.

Property records list the date of construction as 2003. The property was once home to an apartment building that was converted into the townhouse duplex.

The western townhouse in the duplex, at 403 Brazilian Ave., sold in 2017 for $7.23 million, at the time setting a record for a Palm Beach townhome sale, property records show.

Gould paid a recorded $7.65 million for her oceanfront condominium at the Dunster House, a boutique building facing Midtown Beach. That three-bedroom corner condo, No. 4C on the fourth floor at 360 S. Ocean Blvd., was the home of late Rita Merin, who died at 98 on Oct. 6. Her son, commercial real estate broker Neil Merin, sold the condo as a member of the limited liability company that owned it.

Pulitzer and McGurk represented Gould in the Dunster House deal. The condo’s listing agents were Dana Koch and Paulette Koch of the Corcoran Group.
