Traffic concerns sink Charlotte developer’s planned Lake Norman community

Concerned about traffic, Lincoln County commissioners on Jan. 23 denied rezoning 113.27 acres near Lake Norman for a Charlotte developer’s planned 199-home subdivision.

Pace Development Group eyed the west side of North Little Egypt Road at Optimist Club Road for the homes.

Pace has developed more than 16,000 home sites in Mecklenburg, Cabarrus, Iredell and Union counties, and Greenville County, South Carolina, according to its website.

Notable communities include Berkeley, Berwick, and Riverbend in Charlotte; Verdict Ridge in Denver; Muirfield in Mooresville; and Skybrook in Huntersville.

But the proposed East Lincoln development “would generate additional homes and vehicular trips that would overburden North Little Egypt Road,” according to the motion to reject the project.

Improvements planned by the town include:

Extending South Hill Street to Nannie Potts Lane.

Widening South Hill Street to add sidewalks, streetlights and curb and gutter.

Adding storm water facilities and improving drainage to South Ferry Street.

“Public participation and feedback are integral components of the project development process,” town officials posted this week on Cornelius.org, with a map of the proposed improvements.
