Two new homes open in historic Shawnee community for the Spring Parade

Shawnee’s historic Kenneth Estates community is already on a record-breaking pace for new home sales in 2023. In what are typically quiet months for sales — December and January — the Kenneth Estates team sold an incredible six homes.

That stellar momentum is continuing as warmer weather quickly approaches, ushering in a favorite annual event: the Spring Parade of Homes, which kicks off April 29 and runs through May 14.

Kerwin Holloway markets Kenneth Estates with Brian Andrew for ReeceNichols Real Estate and said the Spring Parade will usher in a milestone for the community.

“We’re excited to feature two finished homes on this year’s Parade,” he said.

Those two Parade entries include a four-bedroom, five-bathroom reverse 1½-story by Crown Builders. Located at 7111 Gillette St., the spacious home is perched on an idyllic walkout homesite with views of the community lake. Additional features include an open living area that seamlessly flows from the great room into the kitchen, dining room and, just off the dining room, a covered deck on which to enjoy the surrounding views. Downstairs, a large rec room with a bar is the perfect spot to gather for a movie, a sporting event or game night.

Kenneth Estates’ second Parade entry is a two-story home by J.S. Robinson Fine Homes with four bedrooms and four bathrooms. Located at 7250 Richards Dr., the home showcases a versatile floor plan that includes flex space off the foyer to use as a formal dining room or a private office. Soaring, 10-foot ceilings throughout the main level add a sense of grandeur to the spacious layout. Upstairs, the owner’s suite and three bedrooms are conveniently located next to a laundry room. The home is sold but is open to tour during the Spring Parade of Homes and can provide inspiration to prospective buyers eager to create a similar floor plan of their own.

Homesites are available in the community’s three neighborhoods. Spacious, estate-sized lots are exclusively available in The Residences, the ideal backdrop for a custom-built home. Current homesite inventory includes walkout and cul-de-sac locations, as well as a select number of homesites that back to water or trees. Homes in The Residences are priced from the upper $800,000s.

Elsewhere in Kenneth Estates, prospective buyers can choose from homes and homesites in two additional neighborhoods. In The Cottages, free-standing villa homes offer the convenience of maintenance-provided living with prices from the $600,000s. Holloway said that the villas have been especially popular, leaving a limited selection of homesites remaining before the neighborhood is at capacity.

And in The Manors, single-family homes on walkout, daylight and level homesites are priced from the $600,000s. Home styles include reverse story and a half, one and one-half story, and two-story plans, depending on a buyer’s needs.

“Water and tree views are getting harder to come by in many Kansas City area communities,” Holloway said. “We have some truly incredible options throughout Kenneth Estates.”

Buyers can choose floor plans from the community’s accomplished builder team, which includes J.S. Robinson Fine Homes, Olympus Custom Homes, Crown Builders and Rick Hoelting. Outside builders are also welcome in Kenneth Estates pending developer approval.

A number of speculative homes are also underway throughout Kenneth Estates, including four reverse 1½-story floor plans, two 1½-story homes and three two-story layouts. Completion dates range from 30 to 180 days, giving prospective buyers flexibility on their move-in timelines.

Not only does Kenneth Estates offer homeowners a rare opportunity to secure new home construction inside the Interstate 435 loop. The community itself offers a fascinating backstory.

Kenneth Estates is named for Kenneth Smith, who was known worldwide for his custom-built golf clubs coveted by golfers from Sammy Davis, Jr. to President Eisenhower. At one time, the property hosted a 9-hole golf course where Smith’s famed clients could try out their new golf clubs.

Several of the course’s natural features were preserved for Kenneth Estates, including two large ponds and 20 acres of dedicated greenspace. A network of walking trails connects the three neighborhoods of Kenneth Estates and creates scenic paths through the community, giving homeowners a chance to immerse themselves in peaceful, scenic surroundings.

Outside the idyllic surroundings of Kenneth Estates, the bustling Shawnee community beckons with nearby schools, shopping and attractions like Tomahawk Hills Golf Course and Shawnee Mission Park are all nearby. Plus, easy access to I-435 and I-35 helps residents get to other destinations throughout the Kansas City area in just minutes.

The community sales office, located on Westgate Street in the Cottages, is open daily. Hours will be extended during the Spring Parade, April 29-May 14. Stop by ahead of the Parade bustle and secure your own piece of this storied lifestyle community.
