Two new light industrial buildings would replace the 20-acre former Froedtert Malt Corp. complex that's being demolished in West Milwaukee.

That's according to a new proposal that is to undergo an initial review Tuesday by village officials − who are considering public financing help for the development.

Dickman Development LLC, led by commercial real estate broker Samuel D. Dickman, plans to develop a one-story, 130,000-square-foot building north of West Lincoln Avenue and west of South 38th Street, according to the plans.

A one-story, 148,000-square-foot multi-tenant building is planned for a site north of the smaller building.

The buildings are "being designed and built to attract local, regional, and global users, with the option for multi-tenant occupancy," according to the proposal.

"The flexibility will allow the developer to market available square footage to prospects for warehousing/storage with accompanying offices, and light manufacturing is also a possibility," it said.

Construction on the two buildings is tentatively scheduled to begin in fall 2023 and fall 2024. Each building would take approximately twelve months to complete.

The development's costs are budgeted at $28.2 million, with $4 million to be provided through a tax incremental financing district.

A TIF district, if approved by the Village Board, would use property tax revenue generated by the new buildings to provide those funds to help pay for the development.

The proposal is scheduled for a review by the Village Board, Plan Commission and Community Development Authority at a 5 p.m. Tuesday meeting.

The former Froedtert Malt complex, located a few blocks east of Miller Park Way at 3830 W. Grant St., is known for its towering grain elevators and other large structures. That includes a former malt house, overlooking West Lincoln Avenue, that features in large letters the West Milwaukee company's slogan: "Better Beer Starts Here."

Demolition work started last fall after the property was sold to a group led by Tom Beaudry, who operates Waukesha-based concrete contractor Beaudry Services Inc.

Froedert Malt moved its operations to West Milwaukee in the early 1920s, processing malted barley that it sold to brewers throughout the world.

The company later changed ownership, with the malting complex last operated by Malteurop, a French company, until shutting down in January 2022.

The village is spending $42,000 to buy some Froedert Malt archives. That includes pieces of a frieze which decorated the company's office building and two bronze statues depicting men sowing and reaping barley used for malting.
