These Metro Phoenix apartment complexes had the most eviction filings in 2022

All of the top 10 rental complexes for the most eviction filings last year are owned by out-of-state landlords, according to an Arizona Republic analysis.

Most of the complexes are in the top 10 ZIP codes for eviction filings in 2022.

No. 1 — Cove Apartments

The Cove Apartments in Phoenix’s Maryvale area had the most eviction filings in 2022, with 306. The Nevada-based Heers Trust owns the complex at North 83rd Avenue and West Encanto Boulevard.

No. 2 — Connect on Northern

Renters at Connect on Northern, a Glendale apartment complex at 5220 W. Northern Ave., experienced 248 eviction filings. It’s owned by 3030 North Equity LLC of Portland, Oregon.

No. 3 — Broadstone Desert Sky

The landlord of the Broadstone Desert Sky apartments located in Maryvale at 7850 W. McDowell Road filed to evict 218 times in 2022. The Frankel Trust of Santa Ana, California, owns it.

No. 4 — Biltmore on the Lakes

Eviction filings totaled 208 at the Biltmore on the Lakes apartments. Los Angeles-based BH Biltmore LLC owns the complex at 11050 N. Biltmore Drive in northwest Phoenix.

No. 5 — Morgan Park

Tenants at the Morgan Park apartments in Phoenix’s Sunnyslope neighborhood had 201 evictions filed against them last year. The complex at 8902 N. 19th Ave. is owned by Morgan Park LP of San Jose, California.

No. 6 — Motif Apartment Homes

Motif Apartment Homes in northwest Phoenix had 152 eviction filings against renters. Owned by Cave Creek Apartments LLC of Kirkland, Washington, the complex is located at 2529 W. Cactus Road.

Nos. 7 and 8 (Tie) — The Jerome Apartments and North Mountain Apartments

The Jerome Apartments in Glendale had 143 eviction filings in 2022. The complex at 6451 W. Bell Road is owned by Dallas-based S2 Eagle Crest LLC, which is part of S2 Capital. Evictions were also filed 143 times against tenants at north Phoenix’s North Mountain Apartments. The complex at 10001 N. 7th St. is owned by North Mountain Phoenix Holdings, based in Newport Beach, California.

No. 9 — Rise Camelback

Renters at the Rise Camelback apartments at 5038 N. 55th Ave. in Glendale saw 136 eviction filings last year. The complex is owned by a Delaware LLC called Rise 55.

No. 10 — Oxford Apartments

The landlord of southeast Phoenix’s Oxford Apartments filed to evict tenants 126 times in 2022 at the complex located at 3777 E. McDowell Road. Dallas-based S2 Oxford Az LLC, part of S2 Capital, owns it. The group is also the owner of the Jerome Apartments.
