Warehouse near PBI, apartment and light industrial complexes west of Boynton move forward

Builders are moving ahead with development plans for a large warehouse near Palm Beach International Airport, an apartment complex west of Lantana and a light industrial project west of Boynton Beach Boulevard. County commissioners recently approved zoning changes for all three projects.

A look at the three projects:

Brentwood of Wellington: 132 townhomes off State Road 7

Brentwood of Wellington will consist of townhouse apartments on a 10-acre parcel on the west side of State Road 7, approximately a half-mile north of Lantana Road.

At one time, the developer sought to build 194 units, a proposal that triggered strong objections from area residents. To gain support, the developer agreed to significantly lower the number of units along with the height of the buildings from four to two stories.

County planners concluded that the zoning change was appropriate. Twenty-five percent of the 132 apartments will be workforce housing units, a decision that resulted in the support of the Housing Leadership Council.

The site had been approved for a 175-bed congregate living facility, but developer Charles Scardina concluded the apartment complex was more appropriate due to the increase in demand for additional housing. He noted that a congregate living facility has already been built near the site, making his initial proposal no longer feasible.

Windsor Industrial: 35,000 square-foot warehouse near Palm Beach International Airport

The facility will be built on a 2.6-acre site that had been approved for a gas station and a convenience store. The new plans call for a warehouse distribution center along with an office. The builder sought a zoning change to light industrial from commercial, noting that there is now a strong demand for warehouse distribution.

The area has undergone significant growth in recent years that includes a planned industrial development at the northwest corner of Belvedere and Jog Roads. The warehouse site is located at the southwest corner of Belvedere Road and Jog Road approximately a half mile east of Florida's Turnpike.

Morrin-Connolly Commerce: Dispatching service west of Boynton Beach

The builder received approval for a zoning change from Agricultural Reserve to Commerce. The approval will allow up to 66,843 square feet of light industrial uses. The applicant intends to build a dispatching service and outdoor vehicle storage.

The applicant needs the zoning change to legally operate. He was cited by code enforcement in December 2021 for operating a commercial parking lot and storage, which is not allowed under the current zoning. The zoning change would essentially allow him to stay in business.

The 3.4-acre site is located on the west side of State Road 7, just north of Boynton Beach Boulevard.

County planners say the site is already adjacent to existing industrial and commercial uses and, therefore, is appropriate for light industrial use.
