Warehouses proposed in East Brunswick going before planners

EAST BRUNSWICK – Two warehouses may replace a two-story auto salvage building on Harts Lane.

Gear Six Auto Parts is seeking preliminary and final major site plan approval to construct the buildings at 12 Harts Lane, according to public documents.

The property consists of about 7.94 acres in the township's Industrial/Manufacturing zone. The existing use of the site by Ace Auto Wreckers is as an automotive recycling and dismantling facility with associated storage and sales of vehicles and parts.

The property was a non-condemnation area in need of redevelopment and is subject to the approved 12 Harts Lane Redevelopment Plan prepared by DMR Architects dated Sept. 22, 2021. The applicant was designated as the conditional redeveloper of the property by the Township Redevelopment Agency.

The applicant wants to demolish the existing building and construct two warehouse buildings of 45,122 square feet and 63,492 square feet with ancillary site improvements, including parking and loading docks, driveways and curbing, landscaping, lighting, and stormwater management.

The project has been designed to conform to the bulk and use requirements set forth in the Redevelopment Plan, the public documents say.

Gear Six Auto Parts offers new, recycled, and aftermarket auto parts, according to its website. It has provided New Jersey, New York and Pennsylvania with recycled original equipment auto parts for over half a century, specializing in late model car and truck parts, imports, and luxury models.

A Planning Board hearing on the application is scheduled for 7 p.m. Sept. 13.

In October, the Planning Board approved an application submitted by Harts XNJ, LLC for construction of a 146,000-square-foot warehouse with loading docks, accessory auto and trailer parking at 15 Harts Lane. That project has already begun.
