Watch Hill mansion is most expensive house sold in RI this year. Here's what it sold for.

WATCH HILL − A seven-bedroom mansion in Watch Hill has taken the mantle of most expensive house sold in the state this year, selling for $17.7 million.

"Treasure Hill," an 11,000-square-foot mansion compound at 2 Kidd's Way, sits on an acre of land, with access to a beach, a heated saltwater pool and ocean views. The mansion is at the second highest elevation in Watch Hill. According to assessor's records from Westerly, the living space of the mansion is 8,086 square feet.

In all, the house has seven bedrooms, eight bathrooms, 13 rooms and a "luxurious" kitchen style, according to the assessor's records. Inside, an elevator provides access to the upper levels.

Other amenities included a gym and sauna, an open-concept floor plan for a combined family- and living-room space, an "extraordinary" kitchen, a "grand pub room" with a corner bar and tin ceiling, a wine cellar and a billiards room, according to a news release from Lila Delman Compass Realty.

"I think it's the perfect house, it's beautiful," real estate agent Lori Joyal said, representing the seller.

The sale is the second-highest on record in Watch Hill and Washington County, coming in behind the sale of 16 Bluff Ave. for $17.75 million in 2013 to musician Taylor Swift.

"Treasure Hill" beat out what had been the second-most-expensive mansion in the area, 10 Bluff Ave., which sold for $17.6 million in 2019.

Joyal, with Lila Delman Compass Realty, said the three-story house sold in about 30 days.

The website Newport Buzz listed the house for sale on June 12 for $18.5 million.

"It's so pretty inside," Joyal said. "Everywhere you turn, there's water."

In addition to the main living spaces, the compound has a garage of nearly 2,000 square feet, a "superior" finished basement of 3,000 square feet and a 357-square-foot deck.

Outside, there is a pool, a pool house, a hot tub, outdoor fireplace, and pool deck. Stairs from mansion lead down to the pool area and the house has access to a beach.

Joyal said expensive mansions can spend years on the market or be sold before they've ever been put on.

"There's never a lot of inventory," she said.

History of 'Treasure Hill' estate

According to assessor's records from Westerly, the house was built in 1988.

Although it's a 34-year-old mansion, inside, it is "pristine," Joyal said.

The house last sold to Diane McLean of Sarasota, Florida, for $5.5 million in 2007, according to assessor records.

The house is valued by Westerly at $7.9 million for the 2023 tax year, up $843,000 from the prior assessment in 2020.
