Construction crews have begun work on a project on South Curry Pike and plan to go vertical in mid-January.

Indianapolis-based developer MHG Hotels plans to open a self-storage business on the northwest corner of the intersection in late summer.

Neal Patel, a company vice president, said the CubeSmart location will include one three-story building and three smaller, drive-up buildings.

The facility will have 905 rentable units ranging from 5 feet by 5 feet to 15 feet by 20 feet. Patel did not yet know how much it would cost to rent the units. Total rentable space will be about 90,000 square feet.

The vast majority of the units will be climate controlled, he said, and the company is targeting college students as well as long-term residents who want to store anything from motor vehicles to documents and electronic equipment.

Patel said the facility is expected to offer access between 6 a.m. and 9 p.m. Entry will be from Ind. 45 and exit onto Curry Pike.

The units’ locks will be electronic, and customers will be able to control them via their phones, though they can also use physical locks, he said.

A lot of the facility will be automated, Patel said, and it likely will employ only three people.

He said construction will take eight to 10 months, and the facility should open in August or September.

Documents on the county’s website include grading and commercial building permits, but two documents are designated with a “stopped” status. One of the documents with a “stopped” status is a variance request that relates to the buildable area. The county planning department could not be reached last week to explain the nature of the variance request, but county offices were short-staffed because of the holidays.

MHG is building other projects in Bloomington, including an apartment complex on a 6.9-acre site northwest of the roundabout northwest of Tri-North Middle School. Another of the company’s apartment complexes, at 4500 E. Third St., is expected to open next month, Patel said.

MHG was founded by Sanjay Patel, a native of India. His sons, Neal and Hiren, both graduates of Indiana University, are the company’s vice presidents.
