A transformation is underway that will dramatically change the complexion of one of Summit County's busiest commercial districts.

Nearly 400 residences will rise on former golf course land that once formed a natural buffer between Montrose and nearby Fairlawn subdivisions — putting new homes next to the heart of the bustling retail and restaurant hub that the city shares with Copley and Bath townships.

More: Montrose makeover: Developers clear way for residential boom at former Rosemont Country Club

Unmistakable signs of preparation stand out along a recently upgraded stretch of Cleveland-Massillon Road once surrounded by Rosemont Country Club, which closed in 2020. While much of the land has been cleared out for construction, developers also say more than 60 acres of the property will be kept in a natural state — and a walking trail will run throughout the developments.

The plans call for four housing developments — including dozens of single-story homes geared to empty-nesters — and a mixed-use building hosting retail and apartments.

The residential boom is coming along amid a wave of other changes coming to the Montrose area.

Is it an Amazon grocery? Renovations continue at former Earth Fare

There is no word yet as to what will be going into the former Earth Fare grocery store, except that it will be another grocery store. As of early December, construction covering envelopes the facade as rennovations continue. Representatives from NORR LLC, whose clients have included Amazon and Fresh Thyme in Illinois, and Stark Enterprises, which owns the plaza, could not be reached for comment. Fairlawn Mayor William Roth said progress in the new store continues, although supply issues have caused delays.

Goodbye, Motel 6, and hello to Tim Adkins' next ventures

The former Motel 6 property on Rothrock Loop in Montrose has been purchased by an area businessman who owns several restaurants in Summit County. Tim Adkins, whose restaurants include The Upper Deck in New Franklin and several The Basement Sports Bar and Grill locations, bought the property and plans to demolish the two buildings on the property. Adkins said he is in talks with a couple of national chains about building and opening on the property. Adkins also has purchased the Winking Lizard and former TGI Fridays in the Montrose area. Adkins said he plans to relocate the Town Tavern currently at Montrose Centre into the renovated TGI Friday's space, creating an environment similar to his Town Tavern in Green.

Just to the west, will a new Menards extend the Montrose footprint?

Plans to add a third big home improvement chain in the vicinity to compete with Lowe's and Home Depot appear to be back on track. But when will Menards arise just across the Summit County line in the Montrose-adjacent southeastern corner of Granger Township? The Market at Medina Line cleared a legal hurdle in December after a Medina County judge threw out a citizen's group's bid to block construction of the proposed retail complex. However, there is no date set on when construction would start. Jeff Abbott, a spokesperson for Menard Inc., said Dec. 30 that representatives for the company had no comment on the civil case and no timetable for when construction will begin.
