Where are home values growing in central PA? See Zillow’s latest numbers by ZIP code
New listings and closed sales were on the rise in Centre County in May, serving as some of the latest signs the local housing market is heating this summer.
That, in part, contrasts with the national real estate market, which saw a roughly 23% decrease in newly listed homes in May compared to last year, according to industry site Realtor.com.
Locally, median home values in some parts of central Pennsylvania have jumped by nearly 16% over the past year, part of a trend of steady growth in recent months.
That figure, which reflects the largest increase in median home values among Centre County-area ZIP codes, comes courtesy of real estate site Zillow’s Home Value Index. The tool reported a median home value increase of 15.9% for the 16666 ZIP code near Philipsburg, while the 16826 ZIP code near Bald Eagle State Park saw a jump of roughly 11.8% between May 2022 and 2023.
Five other Centre County-area ZIP codes saw their median home values increase by at least 7.6% over the past year.

Here’s a look at ZIP codes in the Centre County area and how the median home values there have changed between May 2022 and 2023, according to Zillow.
The mid-point State College home saw its value increase by about 5.4% over the last year, reaching $390,299 today, Zillow reports. On average, Centre County-area ZIP codes saw their median home values increase by about 5% between May 2022 and 2023.

The five ZIP codes in the Centre County area with the highest mid-point home values are:
16870 with a median home value of $405,125
16827 with a median home value of $401,634
16802 with a median home value of $400,621
16801 with a median home value of $393,946
16851 with a median home value of $340,994
The ZIP code with the lowest median home value in the area is 16666 in nearby Clearfield County, checking in at $95,612, the Home Value Index reports.
According to Zillow, the five ZIP codes near Centre County with the lowest mid-point home values are:
16666 with a median home value of $95,612
16845 with a median home value of $105,861
16858 with a median home value of $112,346
16860 with a median home value of $116,038
16866 with a median home value of $137,183
The 16666 ZIP code saw the largest jump in median home value between May 2022 and 2023, but the 15.9% surge still leaves it with the lowest median home value near Centre County, according to Zillow’s recent analysis.
Meanwhile, the 16866 ZIP code observed the smallest increase of any county with just a 0.21% boost over the least year. Three ZIP codes — 16860, 16845 and 16882 — saw their mid-point home values drop by as much as 5.8% between May 2022 and 2023.
