WORCESTER — The Planning Board on Wednesday unanimously approved a definitive site plan for a proposal to convert a parking lot at Myrtle and Portland streets into a mixed-use apartment complex.

The project would add 108 apartment units to downtown Worcester, on land behind The Hanover Theatre and Conservatory for the Performing Arts.

Boston-based Portland Salem Realty LLC plans to build a six-story building at 35 Portland St. According to the site plan, the building would be about 90,286 square feet and include a ground floor with 62 parking spaces that would mostly use a semiautomatic stacker system.

Attorney Joshua Lee Smith of Bowditch & Dewey, representing Portland Salem Realty, said the developers plan to have an indoor courtyard area on the ground and murals installed on the outside from the Portland Street side of the building.

The plan also calls for 3,054 square feet of commercial space on the ground level. While the tenants for those commercial spaces have not been finalized, Smith said art galleries and a gym are being strongly considered.

The Portland Street project is one of several making their way through the city that could potentially add hundreds of additional units to the downtown area.

The Planning Board members praised the proposed design of the project and the developers' efforts to add activity to the Portland Street area.

In other business, the Planning Board approved a definitive site plan for a proposed Starbucks at a building addressed 105 through 115 Stafford St.

Springfield-based Colvest/Stafford Heard Wor LLC plans to build the coffee shop at a space where an AFC Urgent Care clinic and a Millbury Federal Credit Union are currently located.
