Wylder residential development joins Amazon, Wavegarden, Willow Lakes at I-95, Midway
ST. LUCIE COUNTY — Three major residential and commercial projects planned at the intersection of Midway Road and Interstate 95 are a telltale sign that widespread development in this area won't stop any time soon.
A new, 1,970-acre, 4,000-home residential community at the intersection's southwest corner broke ground Jan. 11. Wylder will include 3,400 single-family homes, 600 multifamily units and other neighborhood amenities.

The first phase of construction will include a clubhouse, swimming pool, tennis and pickleball courts, sports field, dog park, playground and event lawn, according to GreenPointe Developers, LLC, headquartered in Jacksonville.
Homebuilding is expected to begin later this year, but the company did not indicate when it would be completed.
The Port St. Lucie City Commission in April approved Wylder, which is zoned under a project city records call the "LTC Ranch Development of Regional Impact."
Amazon, Wavegarden, Willow Lakes
Wylder joins two other large-scale endeavors at that I-95 juncture:
1.1 million-square-foot Amazon fulfillment center on the southeast corner
Proposed 200-acre Wavegarden and Willow Lakes Resort Village community on the northwest corner.
Construction on the Amazon facility is underway and expected to be done by late summer or early fall, and will be part of an area dubbed the Midway Business Park.
The center will create at least 500 full-time jobs, and the company offers $15 per hour starting pay. It's believed to be the largest structure in St. Lucie County, spokesperson Erick Gill told TCPalm in August.
The project is estimated to cost $100 million, according to St. Lucie County's Economic Development Council, which includes construction and equipment.
The city has approved two other industrial and commercial developments near the Amazon site:
46,800-square-foot space for Total Truck Parts
Six "flex space" buildings totaling 287,300 square feet for Willard Development, Inc.
The city is still reviewing applications for a 220-unit Condev Self Storage facility and a $7 million, 60,000-square-foot facility for JANSTEEL, an Israeli heavy-equipment manufacturing company.
The $595 million Wavegarden and Willow Lakes Resort Village, at 10050 W. Midway Road, is progressing slowly since Fort Pierce rezoned the property in October 2020.
The City Commission Tuesday unanimously gave its first approval for Phase 1A site plans, which include:
Simulated surfing park
51,385-sqaure-foot entertainment and retail hub
9,882-square-foot maintenance building
160-190 parking spaces
28 vacation rentals.
A final vote is expected next month, according to city officials. Construction for Phase 1A is expected to take 18 months.
Willow Lakes is proposed to include 800 residential homes, 600 hotel rooms, 400,000 square feet of retail space and 125,000 of office space.
The entire project timeline remains unknown.
