Hillsborough affordable housing proposal going before planning board

HILLSBOROUGH – A proposal to build 88 affordable rental townhomes near the Manville border is scheduled for a public hearing by the township Planning Board next month.

M & M at Camplain Road is scheduled to appear at the Board's March 7 meeting with the detailed plans for the second phase of the Sherman Tract Redevelopment Plan.

Also scheduled for the meeting is the 15th public hearing on a controversial warehouse development on Homestead Road off Route 206.

The first phase of the Sherman Tract redevelopment project off Camplain Road east of Sunnymead Road, which also calls for 88 market-rate townhomes, is under construction.

The second phase proposes 88 units in 11 two-story buildings and a mix of 16 one-bedroom, 52 two-bedroom and 20 three-bedroom units.

The plan also calls for a playground and an open-air gazebo.

The proposal also includes three stormwater management basins and preserving trees on the 31-acre wooded lot within 50 feet of the property line. The development will also preserve 20 acres of the property.

A community impact statement estimates the development would increase the township's population by 176. The estimated increase in the school-age population is 22 students.

M & M at Camplain Road is a joint venture between developers Jack Morris and Joseph Marino. They are the same developers who have received township approval to build up to 188 single-family homes on the former Glen-Gery brickworks and quarry property between Hamilton and Falcon roads behind the Hillsborough Promenade shopping center.

However, as requirement of that project's approval, construction cannot begin on the single-family homes until the township approves the Sherman tract proposal.
