Although the new year has just begun, Greenville County continues to grow and welcome new businesses.

For example, Tesla just announced a new distribution center to open sometime this year in Fountain Inn.

McBee Station under new ownership

Charlotte-based firm Aston recently announced its purchase of McBee Station, a mixed-use shopping center sitting at the corner of Church Street and McBee Avenue near downtown Greenville.

McBee Station houses tenants such as Publix and Staples, along with local businesses such as Greektown Grille, McBee Nail Lounge and Design on Tap.

Aston, which focuses on shopping centers throughout the Southeast and mid-Atlantic regions, purchased the shopping center from Barings, a global investment manager. Berkley Capital Advisors, a retail investment brokerage firm, represented the sale.

“McBee Station is one of the premier grocery-anchored shopping centers in the Greenville market,” said George S. Dewey IV, president and CEO of Aston. “We are committed to providing a first-class shopping environment so that tenants can continue to provide essential business services to the downtown Greenville community.”

With the sale closing on Jan. 8, Aston became one of the largest retail owners in Greenville’s metropolitan statistical area, according to a press release. The company also owns North Hills Shopping Center, Verdae Village, McDaniel Village and Powdersville Plaza.

Landmark Building approved for renovations

Greenville’s first modern office tower will soon look different.

City of Greenville’s Design Review Board Urban Panel approved renovations for the Landmark building, a 25-story office building towering over North Main Street.

Not only will the office building be renovated, but it is also going under a brand change.

Purchased by Appian Investments and Capa Management in 2022 for $25 million, the building’s name will be rebranded to The Daniel – in honor of the businessman Charles Daniel who built the building in 1966 to house his construction companies.

“The decision to rebrand was an easy one. Many locals still refer to it as the Daniel Building while others have adopted the Landmark Building or call it the Windstream Tower,” said Dunean Capital Manager Gaston Albergotti. “We wanted to simplify the branding but more importantly we wanted to honor the legacy of Charlie Daniel.”

Rebranding efforts come from the local agency Slant.

The roughly $4 million renovation will include plaza redevelopment including streetscape, seat and retaining walls, pavers, site furnishings and accent lighting.'

Fountain Inn adopts new comprehensive plan for growth

The city of Fountain Inn recently approved its comprehensive plan for how the city will grow and develop, titled the “Innvision Comprehensive Plan.”

Beginning the study in October 2022 and finishing the draft in August 2023, the recent adoption of the plan addresses 10 elements:

  • Population

  • Housing

  • Economic Development

  • Natural resources

  • Cultural resources

  • Community Facilities

  • Land use

  • Transportation

  • Priority investment

  • Resiliency

The nearly 100-page plan documents how the city plans to grow while keeping themes in mind – such as the impact of growth, preserving mobility and improving infrastructure.

Multiple next steps are planned, such as updating the zoning ordinance, extending and maintaining the Swamp Rabbit Trail and creating a local mobility plan and impact fee study, along with other priorities.

Ella Mae Logan Park opens after renovations

Ella Mae Logan Park, located on Howe Street, hosted a ribbon cutting on Thursday, revealing new renovations from the city’s parks and recreation team.

Temporarily closed since November, the park re-opened to reveal a new playground, along with 76 new plants, a new Swamp White Oak Tree, new signage, mulch along the right-of-way, decorative river rock to prevent standing water and fresh paint on picnic tables.

The park honors Ella Mae Logan, a teacher at Sterling High School for 30 years. In the 1970s, two children were killed playing on Haynie Street, where Logan lived, so she decided to work with the city to provide a park across the street from her home.

In 2011, the park relocated to Howe Street.
