This Ormond mansion sold for $6.2M. But it's not the most expensive in Volusia County.

ORMOND BEACH ― Luxury home sales in Volusia County were strong throughout 2023, but the biggest sale of the year came in the final week.

The all-cash $6.2 million sale of the oceanfront mansion at 359 Ocean Shore Blvd. in Ormond Beach closed on Dec. 29. It was the third-most ever paid for a single-family home in Volusia County history.

"In seven days, this house was listed and sold, full cash, at $6.2 million, and I did have a backup with the same offer from a gentleman in California," said the property's listing agent, Linda Sicotakis, a Realtor with Gaff's Realty Company.

The deed transfer was signed Dec. 4, according to Volusia County property records, but Sicotakis said the money was not actually paid until the last week of December.

The buyers were represented in the transaction by Jonathan Young, the founder/broker of Blackstone Real Estate in Atlantic Beach, near Jacksonville.

What are Volusia's top two luxury home sales?

The record holder for top luxury home sale in Volusia County remains the oceanfront mansion at 1507 N. Atlantic Ave. in New Smyrna Beach that sold in December 2022 for $7.5 million.

Holding down the No. 2 spot is the riverfront luxury home at 1516 N. Peninsula Ave., New Smyrna Beach, that sold in August 2022 for $6.5 million.

Background behind this latest big sale

Sicotakis not only helped her clients find a buyer, she also helped them purchase the property on the northeast corner of Ocean Shore Boulevard and Neptune Avenue in 2013.

"We demolished two homes that were on site and I helped them with the construction process," she said.

The two-story, seven-bedroom, 10-bath custom-designed home was completed in 2015, according to Volusia County property records. It offers 9,389 square feet of living space, an elevator, a three-car garage, a covered rear lanai, a saltwater infinity pool with a disappearing waterfall, and 125 feet of frontage along the beach.

The house is across the street from Oceanside Country Club and Grace Lutheran Church.

Home had a personal connection for the Realtor

The house included an in-home theater that doubled as a music room where the original owners' teenage son Jeremiah held band practices with help from Sicotakis, who used to perform for many years as a musician in New York.

The band, called Seven Days, performed at area nursing homes. It was made up of local teens with Sicotakis pitching in on vocals and various instruments while also arranging the music.

The original owners put the home up for sale after deciding to move back to Texas where they are from.

"The story of this house is so special to me," said Sicotakis.

It was also the biggest real estate sales Sicotakis has made in the more than a dozen years she's been a Realtor helping others buy and sell properties. She previously was a mortgage lender in New York state. "I've done my own real estate investments since I was 17," she said.

Who are the new owners?

According to Volusia County property records, the new owners of the home at 359 Ocean Shore Blvd., are Michael and Lisa Irons of Chapin, South Carolina.

The couple own a company called Boom Inc., which is the franchise operator of several Sonic Drive-In restaurants in that state, according to Bloomberg News.

What were Volusia's other top home sales in December?

According to county-wide data provided by the West Volusia Association of Realtors, Realtors in Volusia County closed 20 sales of single-family homes for $1 million or more in December, up from 15 the same month in 2022.

Didiayer Snyder, a Realtor with Oceans Luxury Realty, was the listing agent for an oceanfront home at 4045 S. Atlantic Ave. in Wilbur-by-the-Sea that sold in December for $4.4 million. "It was a cash deal to a prominent family that lives in another part of Florida," she said. "They were looking for a dream beachfront home to raise their young children. They looked all over the state."

"It's the biggest sale I've ever done," said Snyder who became a Realtor two years ago. "I'm set to close another big sale in March for $1.9 million on Spruce Creek in Port Orange."

Buzzy Porter, the co-owner at Realty Pros Assured, was both the listing and sales agent for a luxury home at 2084 S. Halifax Drive, Daytona Beach, that sold in December for $4 million.

"For sales of luxury homes, 2023 in my opinion was a record-breaking year for our area," said Bill Navarra, the broker/owner of Realty Pros Assured in Ormond Beach.

Navarra personally was the listing agent for a riverfront home at 1200 John Anderson Drive in Ormond Beach that sold in December for $1.25 million.

"I just sold a riverfront home at 437 N. Beach St. in Ormond Beach (on Jan. 12) for $4.5 million," he added.
