Plan scrapped for 24 Hour Fitness in North Brunswick. Here's what may replace it

NORTH BRUNSWICK – What was originally proposed as flex warehouse space, then later changed to a gym, may eventually be a self-storage facility in the Market Place at North Brunswick near the intersection of Route 1 and Livingston Avenue.

M&M at North Brunswick Phase 2, LLC, of Piscataway, is scheduled to appear later this month before the township Zoning Board of Adjustment to demolish the already partially constructed 24 Hour Fitness and replace it with a four-story self-storage facility.

If approved, Cube Smart, the self-storage facility, will join QuickChek and Wendy's on the 8.8-acre property, which was the former site of a Coca Cola facility.

Cube Smart is the third largest owner and operator of self-storage properties in the United States with more than 1,200 properties across the country.

The proposal calls for a four-story 126,400-square-foot facility which requires a variance because its height, 55.33 feet, is more than the township's maximum allowable height of 40 feet.

A use variance is also required because storage facilities are not a permitted use included in the township's I-1 Industrial District.

A traffic study for the developer determined that the self-storage facility would generate 37 vehicle trips in a peak weekend hour. The site can be accessed from both Route 1 and Livingston Avenue.

The Zoning Board will hold a public hearing on the application 7 p.m. Jan. 23.
